The most important
thing to understand about the timeshare market is that the resort developers
go to elaborate lengths to sell timeshare - as is obvious to anyone who
attempts to walk around in a resort destination. These people are highly
motivated to sell timeshares. And who wouldn't be? Timeshares are so profitable
that most large hotel companies have invested heavily in constructing
and promoting new facilities and units, and timeshare promotions typically
bring in more revenue than hotel rooms and suites.
Unfortunately, such
a profit incentive creates an equal incentive for high-pressure sales.
This can lead to buyer's remorse, as evidenced by the large number of
properties available on the resale timeshare market. What's more, timeshares
almost always depreciate immediately after purchase, like an automobile.
In extreme cases you could buy a timeshare for $20,000, only to find out
five minutes later that this same property is worth only $10,000 on the
resale market.
While a surfeit of inexpensive
properties spells good news for timeshare buyers, timeshare sellers may
have a hard time competing in a sales environment alongside similar, attractively-priced
timeshares. There are two major factors which make all the difference
in selling a timeshare:
- Pricing. A timeshare
on the resale market is competing with many other properties of similar
or equal value. Selling a timeshare in a relatively quick fashion is
highly dependent on price. A good strategy is to price your timeshare
at or below the lowest asking price for the particular property.
- Exposure. It's not
good enough to buy an ad in your local paper. You need experienced marketing
help. Advertising on internet classified sites may be a slight improvement
over advertising in your local paper, but people browse online classifieds
looking for all kinds of items. It is important to achieve the greatest
possible amount of exposure before the largest number of interested
buyers. This means selecting a timeshare resale service with a significant
online presence, one that shows up in major search engines like google.com.

With all the negative
publicity surrounding timeshares, it doesn't seem like there's much talk
about the advantages of vacation ownership. While some would have you
believe that timeshares
