(Oregon Coast) - A new idea is springing up in Seaside: a condo-hotel that offers the amenities of a fine hotel for visitors to the area, but also offers ownership of a vacation home on the north Oregon coast. It is a unique opportunity for real estate purchase, as condo owners share in the revenues of their unit.

It’s all part of a greater trend in Seaside where a host of new condos are expected to be a boon to the town’s economy.

Rivertide Suites is the newest condominium hotel on the northwest coast, opening its doors to the world on August 22. Rivertide Suites is located right on the Necanicum River; just three blocks from the beach, next to the Seaside Convention Center and just enough out of the way that guests and owners are cloistered from the hustle of downtown in a quiet, riverside setting.

Seaside's Promenade

For owners and guests, the Rivertide offers a host of unique luxury amenities. Units have either spectacular, nearly aerial views of the ocean and city, or they gaze out at the lush forests of the coast range mountains. There are private balconies with each of the suites, which come as studios or units with one bedroom or two. The two bedroom units have two bathrooms and are 800 to 850 square feet.

All suites have a full kitchen with granite countertops, an eating bar and separate dining area, and they are full stocked with cookware and dishes. They also have cable TV and DVD players, fireplaces, jetted tubs, pillow top mattresses, washer/dryer and wi-fi is available throughout the hotel. Hotel guests will have bathrobes and slippers available.

Each unit has individual air conditioning and heating.

Business travelers will also find many attractions, with two hospitality/meeting rooms that can hold as many as 60, a business center and catering.

A fully equipped exercise room will be available, along with an Olympic size inground pool and spa for recreation. The jaw dropping “crow’s nest” sits on the roof and allows stunning views of the ocean and city. In the mornings, a buffet breakfast will be served, with outdoor seating on the river and barbecues available for the use of guests and owners. The lobby area also boasts a hearth room with an old English-style library. Rivertide Suites will also be pet-friendly, with a special run and wash area.

For owners looking for a part time home on the coast, Rivertide Suites presents a unique opportunity. A little over half of the spacious 70 units have been sold so far, running $189,000 to $449,000, (with most in the $300,000 range.) When owners are not using their units, they are rented out as hotel rooms, with the owners sharing in the revenues. All upkeep and maid service is taken care of by the Rivertide Suites management, so each unit is kept in immaculate, pristine condition year round. They come fully furnished.

The building was created with a variety of safety features in mind – beyond the posh surroundings. Security cameras, double-thick walls that don’t allow sound transfer, and prestressed construction techniques that make the building tsunami- and quake-proof are just the beginning. It also has a 45-kilowatt generator, for those winter storms that occasionally knock out power – the only one in Seaside.
