New Resort of Vacation Homes Planned on Oregon Coast

(Lincoln City, Oregon) - The creators of Bella Beach are bringing a similar but more refined concept of “new urbanism” in vacation homes and rentals to the southern end of Lincoln City.

In the Nelscott area of town, in a cliff-lined section of Lincoln City where a famous reef for surfing lies beneath the immediate breakers, Olivia Beach will be Bella Beach’s younger but slightly wiser sibling. Like Bella Beach, Olivia Beach will have dozens of finely crafted homes, available for purchase and expertly managed as vacation rentals. Also like Bella Beach, Olivia Beach will be a small town all its own, utilizing the new urbanism concept begun with Bella – with family-friendly streets weaving between homes designed with front porches as their centerpiece, and everything within walking distance. It will have a store, wooded paths, parks and numerous other features that mix nature with the comforts of the finer things – all a short walk to the beach.

19 acres will contain somewhere close to 90 homes when the entire area is finished in the next three to five years, according to manager Jason Wood. Work has already started on ten homes, and Wood said the goal is to begin construction on one a week for a while. Six have already been sold.

The general plan is for these beautifully designed and constructed beach cottages - which will vary in size, shape and color - to be as interactive with nature and conducive to social interaction as possible. The emphasis on being pedestrian-friendly and homes with porches, all facing each other, encourages personal contact. Green spaces, parks, a preserved wetland and wooded paths literally celebrate the surrounding landscape.

Another centerpiece will be the tunnel built through the cliff to the beach, which normally isn’t accessible from this spot (off 28th St., between Anchor Ave. and Coast Ave). Also, none of the homes will be beachfront, since Anchor Ave. already is lined with homes overlooking the sea. The tunnel will give access to the many tide pools and pristine sands of this unique stretch of Lincoln City beach, including the reef rather famous with surfers.

Wood said Olivia Beach is in town – not slightly isolated as Bella Beach is. “It’s more of an ‘in-town’ place,” he said. “There’s more to do. You’re more in walking distance of things like the theater and restaurants.”

The makers of Bella Beach learned a lot from their initial project (which still has a few amenities, such as a store, to be completed), Wood said. “Everything we learned with Bella we applied.”

Wood said they learned about utilizing certain building materials, some design issues, and the general layout is better planned, built around parks and paths. Wood pointed to small improvements like using green materials, improved placement of details like a closet, or the windows taking the path of the sun into account more closely.

Bella Beach worked so well in its initial years that the development company - owned by Casey Roloff – began construction on another stunning gem on the Washington coast called Seabrook a few years ago. Some homes there are completed, and the Roloff’s company is renowned in that area for literally creating a new small town all its own where none existed before. (www.seabrook.com).

At Bella Beach, homes started in the $200,000 area, and subsequent resales have seen them climb in value to $500,000 and $600,000. There is one duplex which has gone for $1.3 recently. Wood said the initial prices on these in Olivia Beach will be around $400,000 and up.
